  • Visit property and advise rents
  • Market the property to the widest possible audience
  • Arrange appointments and accompany viewings
  • Conduct references and ID checks on tenants
  • Arrange for an inventory and Schedule of Condition of the property and its contents to be drawn up
  • Draw up a legally correct Tenancy Agreement
  • Collect and register the deposit (where legislation dictates)
  • Negotiate tenancy renewals on the best possible terms
  • Arrange a gas safety check (where appropriate)
  • Help identify furnishings that comply with the Fire Safety Legislation
  • Receipt rent and chase late payment
  • Manage the transfer of utilities
  • Check out the tenant and check inventory and Schedule of Condition and identify any potential
  • Security Deposit claims
  • Conduct management visits and manage tenancy issues
  • Handle maintenance issues using approved contractors*
  • Payment of property specific bills*
  • Act as Stakeholder/Agent in any damage disputes

*All bills and contractor invoices paid on behalf of the Landlord will be agreed with the Landlord in advance and deducted from the next month’s rental.
